Two bids can differ by thousands because one includes a complete roofing system while another lists only tear-off and shingles. Normalize the proposals before choosing.
Line items that should be clear
- Exact shingle manufacturer, line, and color allowance
- Underlayment and leak-barrier locations
- Drip edge, valleys, wall flashing, chimney flashing, and pipe boots
- Decking replacement price per sheet
- Ventilation plan
- Permits, disposal, delivery, and cleanup
- Workmanship and manufacturer warranty terms
Red flags
Be cautious with large upfront deposits, pressure to sign immediately, vague product descriptions, missing proof of insurance, cash-only demands, or a price far below every other bid without a clear scope explanation.
